Out of Hours Emergencies
Emergencies can happen at any time. We have a process in place and a network of contractors who can respond quickly 24 hours a day 365 days a year. Please note that you are likely to be charged a premium for call-outs outside of normal working hours. Normal working hours are Monday through to Friday from 9:00am to 5:00pm excluding weekends and public holidays. For all emergencies, please contact our dedicated out of hours team on 02037 720 500
Fire: Should you see fire or smell smoke please call the London Fire Brigade immediately on 999.
Gas Leak: Should you smell gas please call: 0800 111 999
Water Leak: If there is a leak coming into your property then please notify the flat above you who will need to instruct a plumber to investigate and repair their leak. Please also notify us or our out of hours team. We will be able to help contact the flat above if you are unable to.
If you notice a leak in the communal areas of your building, please contact us immediately.
Water outage: Should you experience a water shortage please contact your utility service provider.
Electric outage: Should you experience an electrical outage please contact your utility service provider.
Crime: Should you wish to report crime or antisocial behaviour please contact the police on 999 or 101.
Changing Agent
We understand that the thought of changing agent can be a daunting one - you may worry about the risk of losing building documents or historical knowledge. This is why we have a comprehensive check list in place to ensure that nothing is missed from agreeing contract terms with you, to obtaining keys, right through to TUPE of site staff if applicable. We manage the whole process on your behalf because we want the process to be as smooth as possible for you and for us so that we can deliver our best possible service to you from day one.
We understand that most Board Directors are volunteers in their roles and so you should not have to feel that your time is being wasted by poor communication, reactive service rather than proactive service, or an agent who under delivers. We can help you to change your situation for the better with no stress or hassle and would be delighted to discuss your management needs with you.
To start the process, you will need to notify your current agent in writing that you wish to terminate their services. There will be a minimum notice period under the terms of your current contract, but once we are appointed, we can use this notice period to start obtaining the handover files which will enable continuity of service throughout the change.
